What
Is IDX / Broker Reciprocity?
|
| Early
in 2000, with the number of Realtors® on the Internet growing
rapidly, The National Association of Realtor’s Board of Directors
agreed to create a reciprocal listing policy authorizing MLS participants
to post the listings of other participants on their personal websites.
Brokers who participate in the program (opt in) may display each
other’s active listings, which will be identified by a special
IDX logo. If you choose not to participate (opt out), then no other
broker or agent will be permitted to display your listings and you
will not be permitted to display other broker’s listings.
This policy, called IDX (Internet Data Exchange), immediately increased
the potential for Realtors® to market effectively on the Internet.
Realtors® are now able to offer website users the local MLS,
neatly packaged, with their name, logo and phone number on every
property. |

Why
should you be interested in IDX?
|
-
Empowers you to deal with the real estate customer of the future.
-
Helps you establish a relationship early in the buying/selling
cycle…and maintain that relationship throughout the transaction.
In short, it generates leads!
-
Enables the smaller agencies to provide comparable services
to the larger agencies.
-
Allows you to display more information about the listing than
any of the national portal sites.
-
Creates “stickier” web sites since you now have
more data and information to offer.
-
Makes you more innovative.
-
By providing listings on-line, your clients become more educated
with the market which means you spend less time researching
the market for each client and more time prospecting and servicing
existing clients.
